Summary/Primary Purpose: To provide administrative oversight of the Omaha Social Services Low-Income Housing Tax Credit (LIHTC). Property, Renaissance Village. The Renaissance Village is a transitional housing program, located at The Salvation Army Heritage Place. It offers short-term housing for men, women, couples, and families. It is a 33-unit site based short term, 6 months, housing program. Flexible schedule with a 35-hour work week.
Essential Duties and Responsibilities:
Coordinate institutional/residential housing programs assets management and compliance, contract compliance, performance support, and planning for The Salvation Army's Low-Income Housing Tax Credit (LIHTC).
Ensure housing programs are compliant with The Salvation Army's policies and procedures (intake through discharge) and all contractual obligations to include but are not limited to LIHTC.
Maintain accurate records and appropriate client files and prepare monthly statistical and narrative reports.
Track property management ongoing capital improvements and property reserves accumulation toward acceptable physical status upon property turnover.
Oversee tenant meetings and provide participants with financial literacy, eviction prevention, financial assistance applications and lease agreements.
Ensure decent and well-maintained housing, high occupancy levels and maximum rental flow, and appropriate and satisfied tenants.
Conduct monthly unit inspections submitting work orders and providing follow up with any tenant notices and documentation of violations as applicable.
Work closely with other agency case managers to assure consistency in philosophical and practice approaches to services.
Provide expertise in all LIHTC regulations and laws and attend training and meetings to remain relevant, contemporary, and financially sustainable as housing models, funding mechanisms, and service approaches evolve over time.
Driving is an essential duty of this position.

Supervisory Responsibilities : None
Education and/or Experience: Knowledge of Fair Housing Laws and LIHTC and four (4) years' experience in low-income housing or property management or social work administration in a managerial/ administrative capacity, with responsibility for housing asset protection and development. BSW from an accredited school of Social Work or bachelors or better in related human services field.

Other Qualifications: Must pass all applicable background checks. Must possess a valid driver's license from the state in which you reside. Must be approved through The Salvation Army Fleet Safety Program to drive either a Salvation Army or personal vehicle on Salvation Army business. Must successfully complete Safe from Harm training within 90 days of hire, as established by The Salvation Army.
Certificates, Licenses, Registrations: Prefer HUD housing counselor certification or LIHTC certification.

Working Conditions: The job environment is primarily in an office. The noise level in the work environment is usually moderate
